‘Garage condos’ pull into the Austin Area

If you are looking for a place to store or tinker around on your sports car, motorcycle, recreational vehicle or boat, a new Austin-area development of “garage condos” might be for you.

A company called Gearspace recently debuted its website for a planned six-acre development that is scheduled to break ground this fall. The project’s plans call for 11 standalone buildings housing 68 multi-purpose, individually owned garage condos, customized for each owner’s personal use.

The condos can be used for car collections, studio spaces, personal gyms and more.  Gearspace plans to begin delivering the units to owners in early 2023.

Planned for a site at 14714 Fitzhugh Road, between Austin and Dripping Springs, Gearspace is being billed as “a unique development and destination for collectors, gearheads, tinkerers, builders and hobbyists looking to store and enjoy their favorite gear with a community of like-minded individuals,” the company said.

Gearspace principal Ray Frigo said the garage condos can be tailored to fit “the owner’s needs and design aesthetic – collecting cars, storing wine or working on your RV or boat.”

Condo unit sizes will range from 1,600 square feet with a mezzanine, up to 3,500 square feet including both a mezzanine and rooftop terrace. Adjacent units can be combined for owners who have more extensive space requirements.

All units come standard with a 14-foot by 14-foot garage door and a mezzanine with 12 feet of clearance – tall enough to accommodate car lifts and most motorhomes, Gearspace says. The condos will have drywall, lighting, a mezzanine with a staircase, heating and air conditioning, as well as water and sewer utility connections. Select units will have rooftop terraces.

A $5,000 deposit is required to hold a garage condo and is fully refundable, Gearspace executives said.
